SEM Genopole was founded in July 2002 on the initiative of the Ile-de-France Region, the Essonne General Council and the Caisse des Dépôts (a state-owned deposit bank).
As a mixed private-public real estate company, SEM Genopole's mission is to create and develop premises for business and organizations seeking to locate to one of the GENOPOLE® sites in Evry. To enable the company to perform its mission efficiently, it has been given a significant stock capital - just over €19 million, in fact. In addition to the Ile-de-France Region (48%), the Essonne General Council (32%) and the Caisse des Dépôts 16%), other SEM Genopole stockholders include the Société Générale bank, the ACCOR hotel group and the Essonne Chamber of Commerce and Industry.
A FLEXIBLE, REACTIVE STRUCTURE.
SEM Genopole's legal status gives it the flexibility and speed of intervention of a private real estate company. Depending on the situation, it can rent, buy or build the real estate needed to ensure development of the GENOPOLE®, and can then put the premises at the disposal of end-users by leasing or fee-simple sale.
The company's financial strength enables it to raise the required budgets very quickly: over a short space of time, SEM Genopole can rapidly create made-to-measure accommodation to suit each user's specific needs perfectly.
In addition, SEM Genopole performs the rental management of its real estate assets. It maintains a friendly, trusting relationship with its tenants and can support their development effectively.
RAPIDLY GROWING ASSETS
As of late 2005, SEM Genopole's real estate assets amounted to 22,000m2 of lettable area, including more than 20,000m2 of lab space in the GENOPOLE® CAMPUS 1 sector. Since almost all of this space has been leased out or reserved, SEM Genopole has begun to activate the significant real estate reserves that it had acquired at the heart of the GENOPOLE® CAMPUS 1.
A development plan for the sector has been drawn up in partnership with all the relevant authorities. It will allow the progressive creation of more than 30,000 m2 of floor space in an elegant, landscaped environment, thus
driving the capacity of this particularly dynamic biotech location up to a total of 80,000 m2. The first new buildings will be delivered in the springtime 2007. |
